Selling your property can be a daunting task as there are many steps involved in the process. For this reason, it is important that you seek legal advice, which is where Greenhalgh Pickard can assist! We have outlined the various stages of the conveyancing process below, and how we can support you at each critical point.

Step 1 – The Contract

When a Buyer makes an offer on your property, the agent will prepare the Contract and present this to you. At this point, you should ensure the Contract is reviewed by your conveyancer prior to signing so you are aware of the Contract’s conditions and content. As your conveyancer, Greenhalgh Pickard will provide any necessary recommendations or amendments to the Contract to better protect your interests. Once you are satisfied with the Contract and it is fully signed by all parties, the Contract will be binding.

Step 2 – Pre-Settlement

Once there is a signed Contract in place, your conveyancer will diarise any key dates and confirm that you are aware of them as well. Your conveyancer will ensure that any conditions in the Contract are met and manage deadlines, while keeping you up to date as to the progress of the sale. There are some requirements on you as the Seller during this period too. You will need to have your identity verified to the required standard, which Greenhalgh Pickard can assist with. You will also need to take any necessary steps with your bank if the property is subject to a mortgage so that this is discharged at Settlement. Your conveyancer will liaise with your bank as required in the lead up to Settlement as well.

Step 3 – Settlement and Post-Settlement

Following the Contract becoming unconditional, your conveyancer will begin working towards Settlement. They will prepare the legal documents for the transfer, confirm the Settlement figures with you, and ultimately assist in the completion of the Settlement process. As transfers in Queensland are now required to be completed electronically, Settlement will be handled by your conveyancer on the day.

Once Settlement is complete, your conveyancer will contact you to confirm the good news! The agent will also be notified that Settlement has finalised so any balance of the deposit can be returned to you.
